Fourlis Group is a retail group in Southeast Europe, operating exclusive long-term franchise and licence agreements with leading global brands including IKEA, INTERSPORT and Foot Locker. The group provides exposure to attractive retail categories — home furnishings, sporting goods and health & wellness — and is evolving into a scalable regional retail platform supported by omnichannel capabilities, logistics infrastructure and shared services.

Equity Proposition

Fourlis Group is a leading retailer in Southeast Europe holding exclusive long-term franchise and licence agreements with global brands, such as IKEA, INTERSPORT and Foot Locker, combining international brand strength with the group’s deep local market expertise.

The company has been on quite a journey since it was founded 75 years ago.

The group’s partnerships provide exposure to product categories with favourable growth profiles including sporting goods, home furnishings and health and wellness.

Under its new chief executive, Fourlis has initiated a transformation agenda aimed at simplifying the operating model of its multi-brand retail platform, centralising selected functions and reinforcing cost and capital discipline, thereby enhancing efficiency and cash conversion over time.

Here are six investment highlights for investors:

First, Fourlis’s 25-year partnership with IKEA across Greece, Bulgaria and Cyprus has positioned it as a key franchisee within the global IKEA network. The group continues to expand through selective new store openings and the development of smaller urban formats, enhancing accessibility and strengthening its omnichannel offering.

A new distribution centre in Athens, which will be operated by the group for Inter IKEA, is expected to open mid-2026 and will enhance logistics efficiency and support both physical retail and e-commerce demand, while reinforcing the strategic relationship with IKEA.

Second, through its long-standing partnership with INTERSPORT, Fourlis serves sports performance customers across Greece, Romania, Bulgaria and Cyprus. The group is focused on optimising its store network, strengthening supplier relationships and enhancing omnichannel capabilities, with capital allocation guided by disciplined return criteria.

Third, Fourlis is in the early stages of rolling out the Foot Locker licence across Southeastern Europe, with operations currently active in four markets. The brand addresses the athleisure segment and younger demographics, complementing the existing sports performance portfolio. The roll-out leverages the group’s established retail infrastructure and expertise across the region.

Fourth, management views health and wellness as a structurally growing category in the region and is focused on maintaining a strategic exposure to this market.

Fifth, alongside its retail activities, the group’s integrated supply chain platform, Trade Logistics, supports both physical retail and e-commerce operations through two distribution centres. The platform is expanding its role through the operational management of Inter IKEA’s new international distribution centre, further strengthening the group’s supply chain capabilities.

Sixth, Fourlis maintains a 47% participation in Trade Estates REIC. Established in 2021 and listed in 2023, Trade Estates became an associate company in 2025 and represents a meaningful value component within the group’s portfolio, supported by strong rental yields, dividend distributions and a defined growth trajectory.

The group also holds a 50% participation in South Sofia Ring Mall in Bulgaria.

In summary, Fourlis operates a scalable and diversified retail platform in Southeastern Europe, leveraging strong global partnerships, local execution and an integrated supply chain backbone. This combination provides exposure to structurally attractive growth categories and supports the group’s long-term value creation strategy.
