Investment summary

PPHE’s FY19 results were in line with our expectations, with RevPAR outperformance in most markets. Subsequent trading updates have indicated a significant slowdown in occupancy due to COVID-19. Management is aggressively cutting costs by temporarily closing some hotels etc, and governments have committed to subsidising a significant portion of operating costs, which should mitigate pressure on profitability. At this stage, management is unable to provide financial guidance for FY20. The company has a history of outperforming its peers in good and tough markets. In the long term, the development pipeline continues to look promising. In April we downgraded our EBITDA forecast for FY20 by a further 29% after a 14% cut in March and we assume no dividend in FY20. PPHE’s EPRA NAV at the end of December 2019 was 2,546p.
